On behalf of my client, who is a leading London based FM provider, I am recruiting for a lead mechanical engineer to join the team at a high end residential apartment complex located very close to Charing Cross in the heart of London.
Purpose of the role: -
- The Mechanical Technician will be the lead engineer in a 2 person team providing the building with a engineering presence. they are an integral part of the delivery team ensuring that the engineering services are delivered to the highest possible standard.
- The successful candidate will have 2 days per week to go into the apartments and carry out HIU & Fan Coil maintenance, replacing filters, fans, motors, etc. The rest of the week will be spent in the plant rooms and within the complex as a whole.
Responsibilities: -
- To be responsible for carrying out Planned Preventative Maintenance in accordance with HVAC SFG20/CIBSE guidelines, and additionally reactive maintenance / minor works / emergencies relating to the operation of the building’s Electrical and Mechanical Building Services.
- Carryout out mechanical and minor electrical repairs as and when requested.
- Ensure plant rooms are tidy and presentable, reporting any issues for rectification.
- To respond quickly and effectively to any building alarms received from the helpdesk or BMS, and to escalate alarms where necessary, recording all reactive tasks in the log.
- Ensure the timely return of all PPMs before month end, following up on all recommendations that you have added onto the PPM schedule.
- Plant will include following: HIU's, Fan Coil's, AHU's, Boilers, Booster Pumps, Pressurisation units, Water treatment, BMS, Lighting, Motors etc.
Requirements: -
- Level 3 technical qualification with documentary evidence of vocational training (i.e. Apprenticeship or NVQ 3). .
- Not less than 5 years post qualification vocational experience.
- Previous experience of carrying out planned preventive maintenance work in accordance with SFG20/CIBSE guidelines.
- The capability and attitude to act as the senior representative at the property.
- The aptitude and people skills to manage and coordinate contractors, work with and escort contractors during maintenance visits, ensuring that working guidelines are followed always.
- You will need excellent communication skills and be very organised.
- Excellent customer service.
- IT literate.
